The possibilities for development at Hayward House are vast.

The following options are just a few ideas we have had.

  • Continue running the B&B using both the house and cottage or just cottage.
  • Convert the cottage into a holiday let or separate house for sale and create an access entrance down the side of the living room with it's own entrance
  • Turn the whole building into a business centre and rent our rooms as offices to local small businesses.
  • Use the house as a Nursery or retirement home.
  • Run a business downstairs and convert the cottage and upstairs into flats for sale or rent.
  • Turn the house into small flats and live in the cottage.


The House & Cottage have been classed in the following three categories. The full list can be seen here

A1  - Shops - No Permitted Change

  • Retail sale of goods to the public -Shops, Post Offices, Travel Agencies & Ticket Agencies, Funeral Director & Undertakers, Hairdressers, Domestic Hire Shops, Dry Cleaners.
  • Sandwich Bars (sandwiches or other cold food purchased and consumed off the premises) & Internet Cafes.


B1  - Business - B8 (Where no more than 235m2) See full report here for more info.

  • Offices other than in a use with Class A2.
  • Research and Development – Laboratories and Studios.
  • Light Industry.


C3  - Dwelling Houses - No Permitted Change

  • Dwellings for individuals, families or not more than six people living together as a single household.
  • Not more than six people living together includes – students or young people sharing a dwelling and small group homes for disabled or handicapped people living in the community.



If your proposed use of the property is outside of the Classes above then planning permission will need to be considered before buying the property. No external alterations to the front elevation of the house can be made without planning permission. Internal changes such as moving stud walls etc can be changed without prior approval.
